Before any walls go up or finishes go in, there’s one crucial stage that sets everything else up for success & that is the groundwork.
We’re currently working on a cracking home extension in Liskeard, and this week, our team has been out in the baking sun, laying the foundation for what’s going to be a spacious, high-quality build. From infilling and compacting to prepping for the sub-base and drainage, it’s been all hands on deck.
What Goes Into the Start of an Extension?

The beginning of any house extension project starts with a solid plan and some heavy lifting – literally. Here’s what we’ve been doing on site this week:
- Excavating and infilling the footprint of the extension
- Prepping for drainage and underground infrastructure
- Coordinating with suppliers to bring in the right materials
- Getting ready for the concrete pour and slab completion
This groundwork stage is essential – it’s where we set levels, ensure proper fall for drainage, and start building up layers of strength that the extension will sit on for years to come.
Do I Need Planning Permission for a Home Extension?

Great question – and one we get a lot.
In some cases, extensions fall under Permitted Development Rights, which means you won’t need full planning permission. But things like height, how close you are to boundaries, and what type of property you have can change that.
For example, a kitchen extension on a detached home might be straightforward, but anything near a road or within a conservation area could need approval.
We always advise checking with your local authority – or better yet, chat to our team. We’ve managed the planning process for dozens of residential projects across the South West.

What Type of Extension Are We Building?

This one’s a rear home extension that will open up the bathroom and living space, creating a bright, modern layout that’s ideal for family life. It’s part of a wider renovation project and includes:
- New sliding doors out to the garden
- Upgraded infrastructure including drainage and insulation
- A seamless finish that blends with the original house
We love builds like this because they transform how people use their homes — more space, better flow, and real long-term value.
How Much Does a UK House Extension Really Cost?

It’s the golden question, right?
The cost of an extension can vary depending on size, spec, location, and existing infrastructure. But for a standard single-storey rear extension in Cornwall, most clients can expect to invest anywhere between £1,800 – £2,500 per square metre, including the full build from groundworks to completion.
We’re always happy to discuss your ideas, your budget, and how to make the most of your property without compromising on quality.
The Local Builder Difference

We’re proud to be a local builder with strong ties across the Cornwall region. Unlike bigger, more distant contractors, we know the local area, local planning rules, and what makes a project tick here in the South West.
That means faster lead times, better communication, and a real investment in getting the job right – first time. Whether it’s a small rear extension or a full demolition and rebuild, our team is here to guide you from first ideas through to final completion.
Why Extensions Add So Much Value

In today’s market, smartly designed extensions are one of the best ways to boost the value of your home. Not only do they create more usable space, but they make homes more liveable, more attractive to buyers, and more future-proof.
Add in the option of exploring kitchen extensions, home offices, or multi-use rooms – and you’re not just adding square footage, you’re creating a better way of living.
